Hoffman Estates grew out of farmland in the late 1950s, when the Hoffman family's F&S Construction started building whole neighborhoods at once. The village took the developers' name when it incorporated, and it now stretches from those original sections out to Prairie Stone and the I-90 corridor.

The over-dig rule that catches out-of-town builders

Hoffman Estates has a footing rule most quotes never mention. Any pier within the foundation over-dig, assumed to be 5 feet from the house wall, must go all the way down to footing depth. The soil close to a foundation was disturbed when the house was built, and shallow piers there settle.

Standard piers in the village go 42 inches below grade, and the near-house ones go deeper still. We price that digging honestly up front. A cheaper quote that ignores the rule fails inspection, or worse, passes and sinks later.

The village also requires posts to sit on top of concrete piers, never buried below grade. That's a rule we'd follow anyway, because buried posts are how decks rot from the bottom up.

Framed to the village's letter, tighter where the boards need it

Code Enforcement publishes real framing numbers. Joists rated for a 40-pound live load, and a maximum of 16 inches on center under 5/4 decking. That spacing rule exists because thinner boards bounce and sag over wide gaps, and it's exactly the kind of detail a rushed build skips.

Stairs get the same specificity: risers no taller than 7¾ inches, treads at least 10 inches deep, every riser equal and every tread equal. Guardrails are required at stairs with 4 or more risers, handrails must return, and no opening anywhere can pass a 4-inch sphere. Worth knowing before you design

  • Beam splices must land over a post or pier. Mid-span splices are prohibited and all beams must bear directly on a post.
  • Computer-generated framing plans from retail outlets are rejected if they do not carry the required information. That catches a lot of homeowners out.
  • Decks associated with swimming pools carry extra requirements for maintaining the pool barrier.

If you are in an HOA

If your subdivision has a homeowners association, its architectural review is separate from the village permit and neither one substitutes for the other. Associations commonly have their own rules on deck size, color, railing style and screening, and approval can take longer than the permit does. Start that application at the same time, not after.
