Worth knowing before you design
- If the homeowner is doing the work, the Village wants a scope summary, a materials list and a signed owner affidavit instead of contractor registration.
- The deck cannot sit below overhead electrical wires below the clearance the Village specifies, so the plat of survey has to show any overhead wires.
If you are in an HOA
If your subdivision has a homeowners association, its architectural review is separate from the village permit and neither one substitutes for the other. Associations commonly have their own rules on deck size, color, railing style and screening, and approval can take longer than the permit does. Start that application at the same time, not after.
