There is a non-refundable application fee credited against the final permit fee, and drainage review or health fees can apply on well and septic properties. None of that is unusual, but it is a different paper trail than a village permit and it catches people out.
Setbacks decide the footprint before you do
In the county's R-2, R-3 and R-4 single family zones, the rear setback is 15 feet, the front is 30, and the interior side is 10 percent of the lot width or 10 feet, whichever is less. On a lot of 20,000 square feet or less the interior side drops to 3 feet.
R-1 is a different animal, at 40 feet front and 50 feet rear, so the zoning on your parcel matters before any design conversation starts.
